North of Churchman Avenue is the original 1906 grid: tight lots, alleys, narrow drives, and pavement that has been patched over many decades rather than replaced. South of it is postwar development laid out in sweeping curves and cul-de-sacs. Cul-de-sacs have a failure pattern all their own: the bulb at the end is where every vehicle in the circle turns around, day after day, and that concentrated turning wears through a coating and then the asphalt itself long before the straight runs show anything. We treat the bulb as its own maintenance item. Beech Grove is an excluded city with its own services, surrounded by Indianapolis, with I-465 access at Exit 52. No. Sealcoat is a protective surface layer, not a filler. Cracks are cleaned out and filled first, then sealed. On heavily patched Beech Grove asphalt we sometimes find areas where cutting out and repaving a section makes more sense than another coat over the top.
Late spring through early fall, when pavement is warm and there is a dry window to cure. In the older grid north of Churchman we work around alley access and street parking so neighbors are not blocked in during the cure.
